After the successful completion of Victoria & Burke in Camberwell, Andrew Leoncelli and Carr are again collaborating on a multi-residential development in one of Melbourne’s most sought-after suburbs.
The proposed design comprises 26 residences on four levels, with a mix of two- and three-bedroom floorplans. Private rooftop terraces with city views and a key communal courtyard under the substantial nationally heritage-listed native tree canopy are also incorporated.
Situated in a residential growth zone, the site presents a series of challenges that ultimately shape the proposed design. The architecture is at once engaging with the bustling streetscape of High Street while providing relief through the large tree canopy and built form. The sloping topography – falling roughly four metres northeast to southwest – allows for a split in the building, maximising the penthouse area and establishing outlooks from the upper levels.
“The communal courtyard is situated under the significant tree canopy, which is accessed by the pedestrian entry to the site, creating a social connection point,” explains Associate Alan Hunt. “The apartments almost encircle the tree like an auditorium, making the tree and courtyard a valuable asset to our design. We’ve ensured that the community can appreciate the tree in its entirety, honouring, and most importantly, celebrating its enduring role as a community amenity.”
Within the architecture and interiors, a refined material palette of hand-finished rendered bragged brick in a neutral shade is bordered by dark metalwork resembling traditional zinc and lead cladding.
The podium presenting to High Street and Airlie Avenue is rational and calm in its presence. Yet, coming around the courtyard the architectural form curves into a more dynamic and playful disposition.
From a sustainability perspective, the building’s silhouette and thick, heavy brick façade promote extensive thermal mass to prevent heat loss while being inherently durable. To the east, deep eaves protect residents from direct sunlight while allowing ample natural light throughout the year.
Additionally, the large tree provides significant shading, enhancing the building’s environmental performance. In collaboration with an ESD consultant, the design achieves a seven-star NatHERS energy rating, with initiatives such as rainwater retention and reuse, bicycle parking, and sun shading awnings to all north and west-facing windows
